S.M.A.R.T Housing


The S.M.A.R.T. Housing (TM) (Safe, Mixed Income, Accessible, Reasonably Priced and Transit Oriented) Initiative stimulates the creation of reasonably priced homes in Austin. It offers developers incentives by way of a single point of contact to advocate through the city development process and provides fee waivers for developments in which at least 10 percent of the units meet the "reasonably priced" standard, by serving families at or below 80 percent of the Austin Area Median Family Income. All new construction must meet Green Builder Standards.
 

 

 

 
 

About Us

 

Founded in 1991 by Manuel Saldaña, his sister Rose Marie Rocha and her husband, Mario Rocha,  Saldaña Homes LLC is a local, wholly-owned family home building business, located in the heart of East Austin. The three partners share a passion for building fine, yet affordable custom and speculative new construction homes that contribute to the character, growth and lifestyles of residents in central Austin. Manuel and Marie are second generation homebuilders and have more than 37 years of experience in building finely crafted homes in Austin, Texas.

Saldaña Homes has expanded from building just a few speculative homes in 1991 to over twenty-five homes in 2005. Cumulatively, Saldaña Homes has built over 120 homes within the last ten years.  It should be noted that 95% of these homes have been constructed under the S.M.A.R.T. Housing Program and have achieved three star ratings in Austin's Green Building Program. Saldaña Homes has also worked closely with affordable housing organizations, such as the Austin Housing Finance Corporation, Guadalupe Neighborhood Development Corp., Blackland Neighborhood Development Inc., Blackshear Neighborhood Development Corp. and the Chestnut Housing Revitalization Corp. Our workmanship is recognized by these organizations to be of high quality and complies with all code regulations and voluntary accessibility guidelines.
